The agents live inside the same system as your ledgers, leases and messages. That context lets them answer, act and follow up on routine work, and anything unusual comes back to you.
It is one place to keep the records of a rental business and run its routine work: tenants and leases, rent and accounting, maintenance, listings and messages. TenantLoop adds AI agents that carry routine jobs from start to finish.
What does TenantLoop cost?
You pay per unit each month, never less than the plan minimum.
Starter: $1.50 a unit each month, $59 minimum. The full platform, no AI.
Pro: $2.25 a unit each month, $139 minimum. Adds the AI Assistant.
Premium: $4.00 a unit each month, $349 minimum. Adds the AI Receptionist, Prospect, Maintenance Ops and Lease Renewal agents.
Paying yearly takes 18% off. Setup costs nothing. See every plan.
Is there a free version?
There is no free plan. Every plan starts with a 14-day free trial with a card on file; we email you 3 days before the first charge, and cancelling is one click in settings.
Who is TenantLoop for?
Independent landlords, property management companies and community associations, from a handful of units to thousands. See it for landlords and for property managers.
What can it replace?
The rent spreadsheet, the separate payment app, the e-sign tool, the maintenance email threads and the accounting file. If your accountant prefers QuickBooks Online, TenantLoop syncs to it.
Can an agent act without my approval?
Only on the steps you leave open. Opening a work order, choosing a vendor, a vendor bill and a renewal offer can each wait for your approval. Every action lands in the activity log with who or what did it, and anything outside your policies goes to a person with the thread attached.
How do tenants pay?
By bank transfer or card in the tenant portal, processed by Stripe on your own Stripe account, so payouts go straight to your bank. A bank payment costs $1.00, and you can pass that fee to the tenant.
Does it work with QuickBooks?
Yes. TenantLoop syncs with QuickBooks Online, and bank transactions arrive through Plaid ready to match. Many owners keep all their books in TenantLoop instead.
Can I screen applicants?
Yes. Request a TransUnion SmartMove check from the rental application in one click. The applicant pays SmartMove, and the reports come from SmartMove.
Is there a phone app?
TenantLoop runs in the browser on phones, tablets and computers, and the tenant and owner portals are built for small screens. There is nothing to install.
Can I bring my existing data?
Yes. Import properties, units, tenants, leases and opening balances from spreadsheets, and connect your bank through Plaid. Self-serve onboarding is free. Guided onboarding with a specialist is $149 once, if you want it.
How do I get help?
Search the step-by-step guides or write to the team that builds TenantLoop from the support page.
How is my data protected?
Every user gets a role and a property scope, sign-in supports two-step verification, and changes and agent actions land in an audit trail. Card and bank payments are processed by Stripe on your own Stripe account. More on security.
How does the free trial work?
Pick a plan and add a card when you sign up. You get 14 days on that plan. We email you 3 days before day 14, the first charge is on day 14, and cancelling before then is one click in settings.
Which chore goes to the crew first?
Start a 14-day trial and watch routine work move along without you.
